This home extension guide is also linked to your payment structure, meaning all payments are stage by stage and not large advance payments. This way you can make sure your home extension is built according to your extension contract.
Extension Foundations Removed
The first stage in your home extension project is to remove any existing structure or any waste around new extension area. Relevant permits need to be obtained from your local authority for your skips and material. Jigsaw builds team of professional builders will then remove then start digging up the ground to make formations for your foundations. Extra care must be taken to make sure that no water, gas, electrical pipes are damaged. Some extensions require the waste pipe or the manhole to be moved to a different location. The extension will be dug to a minimum level of 1000 cm depth x 600 cm width.
Extension Foundations Filled
The next stage in your home extension is making sure that all your manhole and waste pipes have been fitted and secure. Once this is done now your extension foundations need to be filled up. Material is ordered from the local builders merchant. A concrete mixture is made and your foundations will start to get filled. Careful attention must be made around all your utilities pipework and in some cases a Thames water build over notice may be required. The extensions foundations will be filled up and made level with the existing ground. this will form the footing for your extension structure.
Extension DPC and Cavity Walls Constructed
Now that your foundations are completed, a damp proof course must be undertaken on your home extension. Engineering bricks are laid down to complete the DPC. Your home extension walls will be built as a cavity wall. This means the wall will be built as with insulation in the middle. The outer and inner section of the wall will be made from either bricks or blocks. This wall will be constructed on top of your existing foundations and must be connected and in line with your existing walls.
Extension Steels Fitted
The next step in your home extension is to fit any steels that are required. Jigsaw Builds team will make hole where the steels will be fitted, spreader plates will be fitted to spread the load of the steels. The steels will be carefully lifted up and fitted in place where the previous holes were made. The steel is fitted if the extension is made open plan or if a side return extension is created. The steel carried the load of the property and makes the extension secure and solid.
Extension Roof Constructed
Now that your extension cavity walls have been built and your steel is fitted the next step is fit your extension roof. You can have 2 types of extension roofs, one is the traditional pitched roof and the other is a flat roof. Jigsaw Builds team of builders will make the roof that is on your plans. The roof will be constructed to connect o the extension and make the property watertight. Jigsaw Builds team will now make holes for any skylights or windows that will be fitted in your extension roof.
Extension Electrical and Plumbing
Jigsaw builds team will now run your electrical wires throughout the extension area. The electrical system will be connected to your existing fuse board. Most kitchen extensions have a kitchen fitted. Jigsaw builds team will now install all the first fix of the plumbing work within your house extension. Pipes will also be run for your radiators in your extension. Once your pipework is installed jigsaw builds plumbers will connect your homes existing heating system with your new kitchen and radiators.
Skylight's and Guttering Fitted
The next stage in your kitchen extensions is your guttering, and fascia’s boards need to be fitted. The guttering is fitted to the exterior and connected to your existing manhole. Internally your extension will be plastered and any partitions that need to be created will be completed by now. Your home extension skylights will also be fitted now. This lets light into your property and gives you nice warm feeling. Your extension skylights and bi folding doors will be installed into your kitchen extension.
Kitchen and Tiling
Now that your extension has been constructed and made water tight the next step is get your kitchen fitted. The kitchen will be fitted and tiling will be carried out to the floor area. Tiling will also be carried out where the kitchen units are fitted. Jigsaw Builds electricians will now come and fit your spotlights and power points. Jigsaw build will now call the plumbers to come and fit any radiators in your rear extension. The internal doors, architraves and skirting will also now be fitted.
