Can All properties have a basement conversion?

Majority of basements can be converted, this all depends on a variety of different factors like: where the property is situated, the local council, f there is a river nearby, and other factors. One the biggest factors is if there is high water level in the area. or if there is a river close by.. One of our surveyors can tell you straight away at site visit if the project is possible or not.

Do I need planning permission for my basement conversion?

Planning permission is needed for the light wells, if you live in a conservation area or if your have listed building. Unless you are just digging down without any light wells then planning permission is not required this goes under building regulations, as soon as you start adding any windows or light wells then planning permission is needed. see Basement Conversion Planning

Can Jigsaw Build arrange all the planning for me?

Jigsaw Build aim to offer a one stop shop for our clients, this mean thats we carry out your basement conversion right from plans to completion. Jigsaw Build have an experienced design team who are experts in gaining you planning approval from your local council. Jigsaws team will draw up the existing and proposed plans for your cellar conversion and submit them on your behalf, we will then arrange for structural calculations and building control plans to be made and submitted to the local council. This is part of your basement conversion without any extra charge. Any council submission fees are paid by the client.

Do i need permission from my neighbours?

When building basement conversion you have to take extra care if you share a party wall with your neighbours. The reason being in some cases under pinning is required, which is carried out under the foundations so your neighbour's may insist on bring a party wall surveyors or have their own engineers. This does not mean your neighbours can refuse you, this means that there is a procedure you have to go through before building work commences.

How much will my basement conversion cost?

Each loft conversion is unique and it is hard to have ball park figure for each project as no 2 projects are the same. The price can only be finalised with a site visit and a discussion about what kind specification you want your basement extension to be. Vat will be added to the price of any cellar extension. Jigsaw Build do not believe in taking large amounts of money of people up front without doing any work, this is why apart from your initial deposit, all payments are stage by stage and in arrears. What this means for you is that the basement conversion will be built in different stages and only after the agreed work has been completed and you make the payment. This is good for you as you know exactly what work is being carried out and what part of the build you are at. This gives you full control and you can see what you are paying for. How long does a basement conversion take take to complete?

Majority of basement conversions are completed within a 4 to 6 months time frame, this is based upon the agreed work being carried out and no extra work required. Generally speaking some times when a basement conversion project starts some people decide that they want renovate there bathroom or restore their brick work, this obviously adds more time to each project. If there is no extra work required then within 4 to 6 months the basement extension will be completed.

How do i know that my basement conversion will be built properly andwhat guarantees, warranties, and certificates are given with my basement conversion?

During the basement extension process building inspectors will be visiting your home to check the work, these inspectors work for you and are there to make sure your basement is within government rules and regulations. Once the project is completed they will issue you a completion certificate, as well as this you will be issued with a separate electrical certificate from a qualified electrician. When carrying out a cellar conversion if you have had any gas work undertaken Jigsaw Build will give you a gas safety certificate. When your basement has been completed Jigsaw Build also offer a special 10 year guarantee, this guarantee gives you peace of mind that you are covered for the longer future.
